It’s vital to be prepared to talk to buyers before you meet. Having a script on hand can make it a breeze!
“Hello, this is Your Name, calling to confirm our appointment at X, does that time still work for you? Before we meet, there are some questions I’d love to ask. Tell me again how long have you seriously been looking at property? What’s your motivation for buying? How soon would you like to move in? What is your price range, and have you spoken with anyone about a mortgage? May I have that person’s contact information? How much were you qualified to spend, and how much downpayment are you working with? I know a great mortgage representative who may be able to save you money, would you be interested in speaking with them? Is there anyone else involved in the financing? Can you describe the type of place you want to buy? Do you prefer single family, condo, or townhouse? What are you looking for in terms of bedrooms, baths, lot size, square footage, etc.? What other features are you looking for? If the house was perfect, what would it have inside? What neighborhoods are you most interested in? Are there any properties you’ve driven by that you’d like me to arrange a showing of? When I show you the property that meets your needs, would you be able to write an offer and begin the negotiation process? Do you have any questions before we meet at the appointment? Will all decision-makers be there? Excellent! I look forward to seeing you at Time on Date.”
