How often have you heard, “I want to find a house before I put mine on the market”? First, get the seller to elaborate; find out why they think this is a good idea. Respond with something along these lines: “I understand your viewpoint. And we can go two ways on this. First: You wait to list your home, and start looking for a property to move into. You find a house you love, but now you have to wait to sell yours in order to have the money to buy the house you want. Your house doesn’t sell in time, and you end up losing the property you want to another buyer. Or you can put your home on market, and let me begin to market it, while we work to find you a new home. I can negotiate both for you, and remove the headaches from the whole process. Which would you prefer to do?” Make it clear that you can help the seller navigate both buying and selling properties in a way that benefits them.
