When a seller says, “We want to have an exclusion in the listing contract,” this may mean that they have a buyer in mind for the property. Don’t let this deter you. Say, “Excellent, tell me their name and I’ll write it into the contract. Have they specifically said they want to buy the home? Can I reach out to them to see if they’re really serious?” Make the seller feel confident, get the buyer information out into the open, and if you reach out to the prospective buyer, you can try to get their listing as well.
