“Why should I choose you?” It’s vital to have a quick and easy response to this question. Here are some ideas about what you can say; pick the ones that are right for you, and work on developing your own, so you are confident and excited when a seller asks you this question.
 
1: Team. “A team will always outperform an individual, and my team is one of the best!”
 
2: Track record. “My track record sets me apart from other agents.” Show a list of homes you’ve sold, or if you are just starting out, focus on your company’s track record.
 
3: Negotiation skills. “I have the skills to help negotiate the buyer and buyer’s agent as high in price as possible to get you top market dollar.”
 
4: Market: “I have a reliable and aggressive marketing plan, on and offline, to attract as many qualified buyers as possible.”
 
5: Numbers. “I close 100% of every transaction I enter,” or “I sell 100% of the listings I’ve taken.” Know your numbers, as well as the relevant numbers for your competitor and the market. For example, “we sell our properties 3 times faster than any other agency,” or “We sell 1.5 times more properties than other agencies in this community.” Concrete numbers can go a long way toward making a seller feel confident giving you their business.
 
6: Savings. Note the concrete ways you will be saving the client money, via marketing, pricing, getting vendors reduce their fees, etc.
 
7: Web savvy. “I keep up to date on all properties listed online, as well as online marketing techniques.”
 
8: Staging. “I will bring professional stagers to make your property look its best. I’m determined to see buyers fall in love with your house.”
 
9: Communication: “I will keep you informed of the entire process from beginning to end, answer any question you have, and fairly communicate your interests during negotiations.”
 
10: Proactive. “I am proactive with properties, and will work aggressively to market your property.”
 
11: Strength of company. “My company is one of the strongest in the nation, and a force to be reckoned with in this market.”
